Pre-Purchase Property Inspection
Buying a property is a big investment and we appreciate the weight that this decision carries, especially if it’s your first home. To give you peace of mind we inspect the house and its outbuildings from top to bottom and everything in-between so you can make an informed decision. Because due diligence is not just a fancy phrase. Our inspector is willing to share with you 40 years of extensive experience in designing, building and maintaining residential and commercial properties. He also assists you with achieving compliance with the building act and building code. We service Southland and West Otago.
Inspections include [but are not limited to]
Footings/Foundations/Subfloor
Claddings/Joinery (Windows and Doors)
Weather Tightness
Structural Integrity
Roof Claddings
Flashings
Insulation
Plumbing and Drains
…and more
The inspection is meant to give you a straightforward, unbiased snapshot of the building’s general state. It should help you assess whether the property meets your expectations and will identify defects, maintenance requirements and possible non-compliant works that have been carried out without building consent. You receive a comprehensive report including photographs detailing the findings of the inspection. If you have time, we invite you to come along and get a first-hand account. Otherwise, we are happy to discuss the report with you.
Fees
There are no minimum charges based on square metres. We provide an estimate and charge an hourly rate for time spent.
Code Compliance Certificate (CCC) Resolution
A sale or purchase of a property may depend on the issue of a Code Compliance Certificate (CCC). We support you in achieving compliance with the building code. Sometimes this can be as trivial as missing a Council form or as-built plans or drawings; sometimes it may be more involved and requires remedial works. With extensive experience in this area, we provide clients with a clear understanding of the available pathways and options, enabling informed decision-making and a streamlined approach to securing compliance approval.
Our services typically include:
On-site inspections
Review of Council records and documentation
Identification of outstanding issues or remedial works
Presentation of resolution options tailored to your situation
